Thinking of buying a home? Do this first.

Determine where you want to buy. Think about where you work? How far do you want to commute? Where do your friends and family live? School Districts?

Assess your short and long term plans? Is this home going to be a stepping stone to a larger home in a few years?  Or, is this going to be your forever home?  An investment property, now or in the future?

Make a list. What size home do you need? Must-have features? Like-to-have features? Bigger isn't always better. Is your family growing? Down sizing?  Mother-in-law moving in? What features must the home have? 3 bedrooms or more? 2 baths? 3 baths? A yard? A pool? A fireplace?

Interview Realtors. This is probably going to be one of the biggest investments you make.  The key to a successful investment is the relationship and knowledge of your Realtor.  You must feel comfortable in their knowledge of your marketplace and, just as important, you must have an honest and open relationship with your Realtor.  A Realtor that is only going to give you their professional opinion and guidance - not just tell you what you want to hear.

Talk to a Lender. You probably know what you can afford each month.  Talk to a lender to see what that equates to in purchasing power.  What programs are available to you?  What type of loan best fits your needs?  Your Realtor should be able to direct you to reputable lenders in your area.

Questions to ask a REALTOR

Communication is the key.  Buying a home, rather it is your first or your tenth, is a big decision and a big investment, probably one of the biggest in your life.  Your relationship with the Realtor has to be one that you are comfortable with.  One that you feel you can ask any question.  One that is available to you and keeps you updated on every step of the transaction.  One that takes time to explain every step of the transaction.  One that is honest enough to tell you the truth, even though you may not want to hear it.  When interviewing a REALTOR ask:

How a typical transaction works? You should feel that they are comfortable explaining typical transaction, that they explain it throughly and in a way that is easy to understand.

What hours do they work? Most will adjust their hours to meet yours, but it is important to establish that upfront.

What are their modes of communication?  Text? Email? Phone? What is your preference? Staying in touch is paramount in a successful relationship.

What are their areas of expertise?  Are they knowledgeable about the areas you are interested in? 5.Are they full time Realtors?  Many Realtors work other jobs and do real estate part-time, helping friends and relatives.  It is very difficult to stay abreast of market data and laws when only working part-time. Real Estate is a profession. You want someone who treats it as such.
