Things to Consider When Looking for a Foreclosure

There are still a lot of foreclosures available that the bank hasn't invested money in and, depending on the amount of work needing to be done, they can be great investments. Here are some things to think about when looking for a "fixer":

• Can you pay cash for it?  There are financing programs to help you with the repairs, but overall a cash offer will help you get the property at the best price.
• How much are you willing to spend in repairs?  Don't leave yourself short.  There are usually some surprises, so make sure you have some reserves.
• Can you do the work yourself?  Do you have the time?
• Is this going to be a short term or long term investment?
• Is it going to be a rental property?
