You've Outgrown Your Current Home - additions to your family, rather it's children or family members, either current or future, can make living conditions uncomfortable. Values have come up and interest rates are lower than we've seen in a few months. A move may be easier than you think.
Your Current Home is Too Big For You - maybe the opposite has happened. Kids have gone off to school and you don't need such a big home, with the additional work a larger home requires. Maybe it's time to enjoy other things in life and not worry about the upkeep of a larger home. Downsizing can afford you more free time and lower your living and upkeep costs.
Interest Rates - interest rates are lower than we've seen in quite a few months and are still near historic lows, but they aren't going to stay there. The Federal Reserve Board has already said they don't expect to keep supporting the low rates for much longer. Selling now with low interest rates is good for potential buyers and for your long term plans
Don't Chase the Market - this may be the best advice of all. Sell when you want to. Don't try to chase the market. If you are selling when prices are high or when prices are low, the good news is that it will balance out on the other side. Sell for fair market value and then buy what will work for you now and in the future.
